Features of personal loan with mortgage
Whether you want to fulfill your most desired plans with a personal loan with mortgage or refinance a loan, you have all the information:
- Maximum amount and currency: EUR 750,000 or RON equivalent
- Maximum lending period: maximum 5 years for the standard loan and up to a maximum of 30 years for refinancing;
- The product can be used to meet personal needs or for refinancing of loans contracted regardless of the date of granting with or without the additional amount.
- The minimum income required is 2000 RON.
- Several types of income can be taken into account: salary, dividends, rent, etc.
- Obtaining a personal loan with mortgage is conditional on:
- The establishment of a first rank mortgage on the purchased real estate;
- The establishment of a mortgage of movable property on current accounts and, where applicable, on receivables (dividends, rents);
The conclusion of a mandatory PAD policy and an optional insurance policy on the real estate pledged as collateral (see details here);
- The conclusion of a life insurance policy
The mortgages of movable/immovable property will be registered, where applicable, at the National Registry of Real Estate and Land Register.

Refinancing loans from other banks
- Maximum amount and currency: EUR 750,000 or RON equivalent
- The following types of loans can be refinanced:
- Consumer loans:
- maximum 30 years for refinancing loans contracted prior to 08.07.2020, but not longer than the remaining repayment period; If several loans with different maturities are refinanced, the shortest maturity will be considered;
- maximum 10 years for the refinancing of loans contracted prior to 08.07.2020, for which the remaining repayment period is less than 10 years;
- maximum 5 years for the refinancing of loans contracted after 08.07.2020.
- Real estate/mortgage loans:
- maximum 10 years for the refinancing of real estate loans contracted prior to 08.07.2020;
- maximum 5 years for the refinancing of real estate/mortgage loans contracted after 08.07.2020.
- In the case of GPL + Refinancing loans contracted prior to 08.07.2020, the refinancing of the loans will be made balance/balance, without granting any additional amount.
- Refinancing of loans will be done on a balance/balance basis, without granting any additional amount.
- The minimum eligible income must be at least equal to the minimum wage.
- Several types of income can be taken into account: salary, dividends, rent, etc.
- Type of interest: variable
- Obtaining the loan is conditional on:

The interest rate is updated according to the evolution of the reference index for consumer loans as follows:
** The IRCC reference index has a value of 5.55% and is updated every January 1, April 1, July 1 and October 1 for the entire duration of the loan;
The effective annual interest rate (EIR) is 9.67% year for a personal loan with mortgage collateral in amount of 370,500 Lei for a period of 57 months, with repayment in equal monthly instalments. The interest rate is 8.81% / year, variable, consisting of IRCC la 3 months + bank’s margin 2.70%. Loan analysis fee is 1000 lei and monthly administration fee is 75, applied to loan balance. Monthly instalment amount is 7.973,09 Lei and the total amount payable is 458,752.63 Lei;
Important information
Things to consider when taking out a loan:

- In the case of variable interest rate loan, there is an interest rate risk. This risk is generated by changes in the benchmark index that is part of the interest rate, which can increase the interest rate and increase the monthly repayment amount.

- Daca salariul tau sau alte venituri sunt raportate la ANAF, sunt necesare urmatoarele documente:
- Adeverinta de venit pentru ultimele 3 luni.
- Fisa fiscala pentru veniturile realizate in ultimul an.
- Dacă salariul tău este raportat la ANAF, avem nevoie doar de aprobarea ta pentru a verifica bazele de date ANAF, în acest caz nemaifiind nevoie de adeverință de venit
- Doar daca esti pensionar, este necesar sa prezint si copie dupa una dintre urmatoarele facturi de utilitati: telefon mobil sau fix, energie eletrica sau gaz metan.
- If you want to refinance you will need the following documents:
- A document containing the necessary information on the current account number (in IBAN format) to which the loan will be repaid.
- Refinancing address or loan agreement and addenda together with the last repayment schedule not older than 90 days or only the repayment schedule containing all the identification elements of the loan (type of loan, date of granting, loan currency, loan agreement number, client name, CNP, IBAN repayment account, remaining amount to be repaid).
